The site comprised a 0.35 hectare parcel of land on the eastern side of Stamford Hill adjacent to the Stoke Newington District Centre. It is well served by public transport being within easy walking distance of Stamford Hill and Stoke Newington overland stations, local bus routes. The site was identified within the London Borough of Hackney's Development Framework as offering potential for mixed-use development of up to 50 units.

The site was home a single storey retail warehouse occupied by Carpet Right, which was demolished to make way for a series of new buildings ranging from 3-6 storeys in height. The proposal includes 80 self-contained dwellings, all designed to meet the aspirations of the London Housing Design and Lifetime Home requirements.

The scheme also includes 307 sqm of retail and financial services space (A1/A2) and 507 sqm of business space (B1) as well as landscaped amenity space and car and cycle parking at basement level.  CMA Planning secured planning permission for the proposal from the London Borough of Hackney in September 2014. A key part of the submission was that whilst the number of units significantly exceeded the number envisaged in the Development Framework, the extra could be accommodated in an acceptable manner.  The scheme was completed in 2018.
